Warranty Cover:

The enrolment of your home enables the NHBRC to conduct quality home inspections at various stages of construction and provides housing consumers with a warranty cover for minor defects identified within the first three months of occupation, roof leaks identified within the first year of occupation and cover against major structural defects identified within the first five years of occupation.

On taking occupation of your home, your home builder is obliged to offer you three warranties from date of occupation, as follows:

  • Any deviation from the terms, plans and specifications of the agreement or any deficiency related to design, workmanship or material that you notify him of in writing within three months of first occupant.
  • Roof leaks must be reported to the homebuilder in writing within 1 year from date of first occupant and
  • Major structural defects must be reported to the homebuilder in writing within the 5 years from date of first occupant.

All three above-mentioned warranties are the responsibility of the homebuilder to remedy.

Should the homebuilder be unwilling or unable to remedy the reported defects, the NHBRC will investigate the cause of the roof leak and major structural defects and remedy from the warranty fund should it be confirmed by a competent person.

Please note: The 3 months maintenance defects or 3 months snag lists are NOT covered by the NHBRC warranty.

You are advised to contact your nearest NHBRC Provincial office to submit any complaint related to the above warranties or unsatisfactory conduct by your home builder should your home builder not attend to your issue at hand.
